CT+G’s Consultant Surveyors provide a full range of services to owners and occupiers of commercial property. As a single department working closely with the Practice’s Building Surveyors and Architects we are able to provide a creative and flexible approach to meeting clients’ needs. 

Principal consultant surveying services include:-

strategic planning – providing advice on efficient use of property, considering options for disposal, relocation, lease restructuring, sale and leaseback or acquisition.

search and acquisition – from initial market research, refining locational requirements and availability, to selection of sites or buildings; detailed negotiation of terms for acquisition of new and existing buildings on freehold or leasehold bases (including development agreements).

marketing and disposal – we have experience of freehold and leasehold property disposals across the country, running full marketing campaigns, selecting prospective occupiers or developers, negotiating detailed terms and instructing and liaising with solicitors.  available properties

rent review – the modern commercial lease is radically different to its counterpart of fifteen or thirty years ago, we can provide robust negotiations demonstrating an understanding of the often complex issues relating to the interpretation of lease provisions as well as the reality of the marketplace.

lease renewal – as well as liaising with lawyers regarding service of notices, we can advise on current market rental levels and best practice in updating historic lease provisions.

valuation – we provide asset valuations on properties from small retail units to large industrial complexes; valuations for company accounts and other purposes are carried out in accordance with the requirements of the Royal Institution of Chartered Surveyors.

property management – we manage office, retail and industrial / distribution properties, acting for both Landlords and Tenants (in respect of both operational and surplus properties), advising on all aspects of management including service charge, rent collection, licences, insurance and security.

business rates – advice on and conduct of appeals and minimising liability through rate relief.

development and town planning – advice on development and negotiation of planning consents.

expert witness – well reasoned and credible reports reflecting a high level of technical knowledge and an understanding of the rules governing expert witnesses are needed to convince a court or tribunal, whether for rent review arbitrations, business rate appeals or lease renewals and other litigation.
