Our Consultant Surveyors provide a full property management service to owners and occupiers of commercial property. The service can be tailored to suit the needs of individual Clients.

 

Management is usually in one of the following contexts:-

 

investment portfolios – we manage a number of portfolios, including retail and industrial properties.

 

surplus premises – management of surplus and non-operational property covers both vacant property (dealing with maintenance, security etc.) and property which has been sub-let.

 

occupational management – we act for a number of tenants in managing their leasehold interests, obtaining licenses, advising on service charge and undertaking a variety of landlord and tenant negotiations. Management of operational properties may include a wide range of functions including contract management for cleaning, maintenance and repairs.

The following are just some of the management functions provided by the practice:-

rent, service charge and insurance collection – from issuing of demands to calculating interest charges and reconciliation of service charge expenditure – clients’ funds are handled in discrete client accounts.

 

rent review, lease renewal, dilapidations – we provide a full range of professional services, liaising with clients’ lawyers where necessary.

 

maintenance – we administer maintenance and repairs contracts both for occupiers and for landlords of buildings in multiple occupation. We can provide budgets, planned maintenance programmes and administration of service charge accounts.

 

marketing and agency – marketing of vacant properties, advising on sale and acquisition of investments.

routine management – dealing with day-to-day landlord and tenant relations including licences for alterations and assignment, general tenant queries.

 

service charge disputes – as well as acting for landlords in administering service charges, we have experience of dispute resolution on behalf of tenants to ensure that landlords’ expenditure is in accordance with lease provisions.

 

 

Our experience is wide ranging including small retail portfolios to management of multi-tenanted offices and industrial properties. We have recently been appointed to provide management services to HM Land Registry for their premises in London and the south east and are responsible for inspections and planned maintenance of Gillette's European Distribution Centre in Hemel Hempstead.
