A successful lease renewal or termination in England and Wales can be difficult to achieve, given the complex legislation and case law (the legal position in Scotland is simpler). Notices and counter-notices need to be served correctly and tactics need to be considered in order to optimise the process. Failure to meet with statutory requirements can be costly to landlords or tenants.

As well as liaising with lawyers regarding service of notices, we can advise on current market rental levels and best practice in updating historic lease provisions.

Issues relating to repairs and dilapidations or schedules of condition may well need to be taken into account and we are able to provide a seamless service through our in house building surveyors.

CT+G have recently advised a tenant of offices in London Victoria regarding a lease renewal where a specific length of lease term was required - this was contested by the landlord who had development proposals for the building.   This case was referred to the County Court and Judgment issued in the tenant's favour.   (find out more)
