The practice employs a qualified Facilities Manager and can tailor FM advice to suit a client’s specific needs. Where clients have their own in house Facilities Managers we can provide specific services to complement the day-to-day running of clients’ facilities as required. Our experience includes industrial, distribution, office retail and specialist facilities.

The following FM services are available over single properties and estates portfolios.

Health & Safety - Regular monitoring and provision of advice regarding Health, Fire, Safety & Occupational issues to ensure that property conditions comply with current regulations. Co-ordination of provision of Fire Risk Assessments, Health & Safety Risk Assessments, Water Risk Assessments, Disabled Access Surveys, Asbestos Surveys, Data Protection Act Compliance, etc.

 

Contract Management - Day-to-day management of Property Maintenance Contracts including task and record monitoring and conducting of Contractor Liaison Meetings. Specification, tendering and awarding of contracts and provision of financial control and administration duties.

 

Planned Preventative Maintenance - Create and implement Building PPM Schemes in conjunction with Building and General Practice Surveying Departments to ensure that Landlord and Tenant repair and maintenance responsibilities are complied with under terms of Property Leases.

 

Building Maintenance & Remedial Works - Identification and co-ordination of various minor remedial works and maintenance tasks to ensure safe and efficient day-to-day running of properties.

 

Utilities Management - Monitoring of utility supplies and consumption levels and trends. Annual tendering of major supplies and provision of Unit Apportionment calculations and reports.

 

Property Inspection - Provision of regular or ‘one-off’ inspections of properties to identify or monitor potential operational shortcomings and advise client accordingly. Auditing service of Property Record Files and Manuals available.

 

Financial Administration - Control of property expenditure including verification, authorisation and payment of invoices. Compilation and monitoring of Annual Service Charge Budgets, provision of Disbursement, Quarterly Variance and Annual Reconciliation Reports.

 

Client Liaison - Co-ordination of client communication and Property Management Strategy. Provision of single point contact to ensure efficient working relationships and organisation of regular meetings.
