Condition schedules may be required for a variety of purposes:-

 

Condition schedules are often required when property is let in disrepair. Where it may not be economic to undertake repairs, a tenant's liability to carry out repairs under the terms of a lease should be subject to a schedule of condition.  To avoid costly disputes, it is important that a schedule of condition provides a thorough record of the state of repair. The schedule should be appended to the lease granted and forms the starting point for any dilapidations claim, which will seek to identify any deterioration in condition since the schedule was compiled.

 

A condition schedule may also be required by an owner or occupier to assess the state of repair of a building prior to undertaking remedial or planned maintenance.

 

A Landlord may require a condition schedule to asses a tenant's com- pliance with its repairing obligations.
